Common questions about EV charging in a housing association

Yes — grants for EV charging installations are common across Europe. In Sweden, housing associations can apply through the “Ladda bilen” programme from the Swedish Environmental Protection Agency, which covers up to half of installation costs (max SEK 15,000 per charging point). Applications are open year-round. In other markets, check with your local authority or energy regulator.

Yes — there are no general regulations that prohibit installing chargers in garages or parking structures. There are, however, recommendations to park EVs as close as possible to an exit or entrance to make towing easier in the event of a fire.

The majority of fires involving EVs have been caused by improper charging. That’s why it’s essential that charging is done with proper equipment — a charger or charging post. The equipment must be built to handle high loads over long periods, which standard wall outlets or engine block heaters can’t manage. A few tips for safe charging:

  • Choose CE-marked equipment.
  • Make sure the equipment meets safety level Mode 3, the EU standard.
  • All electrical work should be done by a certified electrician. Verify that the company is registered with your local electrical safety authority.
  • Never use extension cords or power strips for charging.

When you install EV charging via Waybler, you decide how and how much your residents or employees are charged for their electricity use. Users are billed for their individual usage via the Waybler app, and all collected payments are returned to the association or business that holds the electricity contract. You can easily adjust kWh prices as needed and even choose to bill at hourly spot prices if it suits your electricity contract.

Yes, you can. You have the option to offer charging by making one or more charging points “public” — meaning anyone can charge at your spots using a zone code. You decide what kWh price to charge for visitor parking, and the administration doesn’t require any extra work. Many housing associations and businesses choose to charge a higher kWh price for visitors than for residents or employees.

Yes — all Waybler chargers are tested and proven to work in outdoor environments.

Normally, lack of power isn’t a problem when a housing association wants to install EV charging with Waybler. Our unique load balancing means there’s usually no need to scale up power or upgrade to a larger contract. In cases where power is genuinely limited and the current need for EV charging isn’t too large, you can connect a so-called flex meter that balances the property’s available power against the chargers.
